While we prefer that a homeowner or authorized representative be present, we understand that work schedules and other commitments don't always make that possible.
If you can't be there, we're often able to complete the inspection as long as arrangements have been made for us to access the property. For example, homeowners may provide access through:
A lockbox
An electronic keypad or smart lock
Leaving a garage or entry door unlocked (when arranged in advance)
A trusted friend, family member, or real estate professional meeting us at the property
The most important requirement is that we have safe access to all areas needed for the inspection, including the exterior, garage, and attic (if accessible).
